3.12.2019 Pines Community Update

Dear Pines Condominium residents, 

Below is a list of issues that the Board Members is aware of and is currently addressing for our community.  We appreciate your input in this matter. Please continue to provide feedback and especially let us know if you identify other issues we might have overlooked.

You may contact the office manager (preferred) or any Board Member by any means of communication.  Frankly, we prefer receiving detailed written communication, explaining the issue with some detail, and suggestions, if you have any.  Please ensure, however, that any info provided includes your name, contact information, Unit number, and what/ where/when/for how long, etc., as this is very helpful.

The community funds are limited. We are working very hard to rebuild our fund reserves back to where it is supposed to be. We are not there yet, and it will take time. It is our main goal to avoid a Special Assessment, because we are keenly aware of the hardship you all have been facing since August 2017.  We want and encourage you to direct your monies in rebuilding your units and with that, your lives. At the same time, the Board, is diligently working on reviewing all common area-related expenditures to ensure that every dollar spent is smartly spent and it is in the best interest of the community.

 

Our president, Jay B, is on top of things in every aspect related to our community. He frequently walks the property, keeps an eye on the Office Manager, meets with contractors, reviews and verifies contractors, instructs the Office Manager on how to check the contractors work performance. He is going above and beyond his job requirements.

Folks, please be assured, we are a GREAT TEAM, and every team member is consistently pulling his weight, and doing so for the simple reason that we consider this community our extended family.

Laundry Rooms  DONE (Fully Functional)
Roof repairs  (Work in progress, most of the leaks corrected, at this time we are not aware of any leaks)

Storage Rooms  DONE (Sheetrock, Taped and Float, installed doors)
Swimming Pools  DONE (Back to normal)
Cleaning Common Areas  (Work in Progress)
Resume Pest Control   
Replacement of West Boiler Storage (Work in progress, collecting bids from contractors, Job will start as soon as next week)
Filling of Large Potholes (Work in house, ETA end of March, to be completed dependent on good weather)
Cleaning outside walls (Work in Progress -80-85 % DONE to be completed dependent on good weather)
Curbs and side walk repairs  (Work in Progress, waiting on bids from contractors)
Lawn care (Work in Progress, as weather allows us work will start as soon as this Thursday, March 14th)
Painting of owner front doors (Soon to be decided what color to have the doors painted)
Renew Electricity contract Pines Condominiums (Work in Progress, to be renewed by the end of the year)
Plumbing (Work in Progress, some issues fixed still work to be done)

You are invited to attend the annual meeting for The Pines Condominium Association, Inc., to be held in the Cafeteria at Frostwood Elementary School located at 12214 Memorial Drive, Houston, Texas 77024. Registration will begin at 6:30 p.m.

The agenda for the meeting will be as follows and will include the election of nine (9) positions for the Board of Managers                  .

  1. Roll call
  2. Proof of Notice of Meeting or Waiver of Notice
  3. Approval of Minutes of Preceding Meeting
  4. Reports of Officers
  5. Election of Nine (9) Board of Managers
  6. Unfinished Business
  7. New Business
  8. Adjournment

In order to obtain a quorum, it is imperative that all homeowners are represented at this meeting either in person or by proxy.

Proxy were mailed to every owner by Creative Management Co.

Please do not forget to sign your proxy. It is also permissible to send your proxy with someone who will be in attendance at the meeting. Proxies should be mailed in time to reach the addressee no later than Monday, February 18, 2019.
Your presence at the meeting will automatically void any proxy on record.
By sending your proxy in advance, you will be assured of a vote in the event something unforeseen prevents your attendance.

If you have any questions regarding this meeting or if there are any issues you wish to have placed
on the agenda, please contact our office at (713) 772-4420 no later than Wednesday, February 13,
2019, as there may not be an opportunity to discuss any items which have not been scheduled.

 

BOARD OF DIRECTOR CANDIDATES

JAY BANAN

Owner since 1990, previously served on the Pines Board (1993-2004) as VP and was actively involved in all phases of property maintenance and improvements. Ensured projects were completed as planned. Rejoined the Board in September of expenditures, to finish the rebuilding and within budget, with the goal to make this to live and to invest. 2018 to stop unnecessary improvements of common areas community a desirable place. Experience: 26 years as Electronic Engineer Education: Master's Degree in Electronic Engineering, N.S.U. Activity: Real Estate Investor

KIM DOW

I live by this principle based on my faith as stated in Micah 6:8. My hope is to restore the Pines with opportunities for the community to make a difference in each other's life. I graduated as a pharmacist and worked for Memorial Hermann Hospital for a short while before joining my family for numerous business ventures in retail and other investments. I am actively involved in the youth ministry and hope to do more oversea missionary works with my two children and husband in the near future. I am thankful for the opportunity to work with other Board members these past few months with one goal to serve the interests of the community.

SERGEY FAERMAN

Over 20 years of executive management roles in international oil and gas projects and joint ventures. Experienced in operations, finance, strategic planning and project management, along with accounting, budgeting, and P&L responsibilities. A competent and adaptable leader, able to motivate and manage key associates to achieve company goals and objectives by creating trust and gaining commitment. Director of Operations for Radial Drilling Services, Inc. Past work experience includes Anadarko Petroleum Co., Texneft Inc. President. Owner at the Pines since 2014. "We plan to have our daughter and her 2-year old son (our grandson) move into the Pines because of the location and excellent schools. In order for our loved ones to feel safe at the Pines, we want to be 100 sure that their health is not endangered, and the Pines are better shape than ever."
Graduate of University of Houston, BBA Accounting.

ADAM RAVAT

My name is Adam Ravat, and I grew up in the Pines and attended Frostwood, Memorial Middle and Memorial High School. My parents still live in the Pines and so do my brother and his family. I live one block away and consider this place my home. Prior to Harvey, my family owned several units at the Pines, upstairs and downstairs. After Harvey, we purchased several more units with the intention to restore and rebuild the Pines. My goal in running for the Board is to maximize the property value as well as the efficiency of the management operation.

 

LASKA SANTINO

I believe I can continue to contribute my time, hard work and knowledge of the By-Laws and Declaration of our community. I will pledge to continue to work with the Board so that we are transparent and thorough in the actions we take on behalf of our community. Information will be easily accessible to all homeowners. I will continue to work with other Board members towards auditing and recovering the Pines homeowner funds that were spent without proper notice of vote or consideration. I feel particularly proud of how far the new Board has come in such a short period of time. I am a full-time resident of the Pines and have been for over 20 years.

SERENE WONG

Accomplishments:  Serene has worked in sales throughout her life. She has strong experience in financial and real estate industries. Her strong overall well-rounded experience allows her clients to gain strong advantage in finding excellent homes and successfully completing each real estate transaction. Her financial/real estate venture -began in 2004 when she first became involved in Mortgage Brokering and owning over 30 apartment units and houses. Spent over 5 years physically working in big banks and gained strong knowledge in bank loaning operations. Her strong experiences in big banks allowed her to fully assist her clients, not only finding the strong investment property, but completing such transactions with her partnering banks. Invested a considerable amount of time in assisting buyers in securing loans and obtained their dream houses. The success she had in the Financial industry allowed her to gain strong network with thousands of satisfied customers and fans that would only trust Serene for their buying or selling home needs.

for both upstream victims and downstream victims were moving fairly rapidly through the courts before the government shutdown. Test cases for upstream claims were set for February 19 and test cases for downstream claims were to begin April 8.
When the government shutdown occurred, the upstream case was pushed to May 7, 2019.
However, right before the shutdown, a new judge was assigned to the downstream cases (Judge Loran A. Smith). Judge Smith is now denying motions to get the case back on track. Instead, he actually is going to hear the government's motion to dismiss the lawsuit on March 13.
This has the potential to be a tremendously devastating loss for the Houston community and for all of the homeowners (including The Pines) affected by the release of the dams after Tropical Storm Harvey.
